Cost guide figures checked 2 October 2026, not prices from tilers on this site. Figures are for ceramic tiles. Older vinyl or thermoplastic floor tiles should be tested before any work, and are not priced here.
What moves the price
- What is under the tiles. Black bitumen adhesive under an older floor may contain asbestos, so it is tested before anyone lifts or grinds it, and it is not priced here.
- Floor or wall. Wall tiles often take the surface with them, and making the wall good is extra work.
- Waste. Bagging and taking away the old tiles is usually included per m², but check; a skip or tip run adds cost.
- Preparation after. Levelling or repairing the base for new tiles is about £6 per m² in Checkatrade's guide.
- Access. Tiles under fixed units, or round a toilet and basin that stay, slow the job.
